Roofing Estimates: How to Compare Bids Fairly
We regularly beat the other bids on a job. We also want you to be sure you are comparing the same roof in each one. Here is how to read a roofing estimate.
What a written roofing estimate should include
- Tear-off: how many layers are being removed and hauled away.
- Decking: how damaged wood will be handled and priced if it is found.
- Underlayment and ice and water shield: what type, and where.
- Shingles or membrane: the named product, not just "architectural shingles".
- Flashing: whether it is being replaced or reused.
- Drip edge, starter and ridge caps: included or not.
- Cleanup and disposal.
- The schedule and the payment terms.

Why two bids for the same roof can be far apart
Usually because they are not for the same roof. One bid replaces the flashing and the other reuses it. One includes deck repair and the other leaves it as an open-ended extra. One names a product and the other does not.
Line the bids up item by item. If something is missing from one, ask. A lower number that leaves out half the job is not a lower price.
How Hoff prices a job
We measure the roof, check the deck and the details, and price the full scope in writing. Our estimates are free. Bring your other quotes and we will go through them with you, including the places where ours is not the cheapest line.
Common questions
Are your roofing estimates free?
Yes. We inspect the roof and give you a written estimate at no charge.
Will you look at another contractor's bid?
Yes. Bring it along. We will go through both line by line so you can see where they differ.
Why is one roofing bid so much lower than the others?
Usually because it covers less: reused flashing, no allowance for deck repair, a cheaper shingle or less underlayment. Compare the scope before the price.
What should I ask a roofer before signing?
Ask what product is being installed, whether flashing is being replaced, how damaged decking is priced, who will be on site, and what the schedule is.
